First house tour at 11.30am and then every half an hour until the last tour at 4.30pm.
PLEASE don’t be late for your house tour, as you will not be able to join once the door has closed and we regret that we will not be able to refund your fee.
Please allow good time to walk from the carpark to the house and present yourself at the front door at or before the time of the tour you have booked. Twenty minutes is recommended in case there is a queue at the ticket office. Whatever time you have booked your tour, you are welcome to arrive earlier to explore the gardens.

COACHES use front drive opposite Batsford Arboretum on the A44, drive one mile to car park up the hill past garden entrance.
We have disabled car parking and a drop off and pick up area at the entrance to the house and gardens near the ticket office.
Tea and cake will be available in the Orangery Tearoom until 4.30pm when the house is open.
We regret no dogs are permitted in the house or the gardens except assistance dogs.

Garden Hazards
Please be advised that the garden contains the normal hazards you would expect of a ravine garden with a stream and pools. There are steep banks that become slippery when wet, unfenced pool sides, stepping stones, and uneven stone slab bridges over the stream. Please exercise caution, especially in wet weather.
Groups
We are happy to accommodate groups on our public opening days, Wednesdays, Thursdays, Fridays and Bank Holiday Mondays. To book email enquiries@sezincote.com. Weekends are closed for weddings.
Disabled Visitors
Much of the garden is on a slope with steep banks, gravel paths and irregular stone bridges that make it difficult for wheelchairs and those with walking difficulties. There are steps (with handrail) or a grassy bank that must be navigated to access the Tea Room. Please ask to be served at the table down below on the lawn.
The upstairs portion of the house tour is also inaccessible to those in wheelchairs and those who cannot climb stairs. In such cases the house guide will give you some books and photograph albums to browse in the dining room while the rest of the group is upstairs.
There are disabled parking spaces at the garden entrance; if these are full you may park in front of the house.
Carers go free and do not need a ticket.

GPS can be confusing, bringing you to the farm entrance. Our front entrance is on the A44 just outside Moreton-in-Marsh, opposite Batsford Arboretum.
